Welcome to Good Shepherd Apartments: Our apartments were specifically designed to enhance the comfort of our residents. At Good Shepherd, we strive to create an atmosphere of community and friendship. Good Shepherd Foundation believes that a warm environment is as important as a pleasant place to live. Individuality and a sense of community make up the foundation of Good Shepherd Apartments.

History: The congregation of the Lutheran Church of the Good Shepherd, recognizing a need on the west side of Eau Claire for affordable, comfortable senior housing, incorporated the Good Shepherd Lutheran Foundation. The Foundation's mission was to build and operate a senior apartment complex.

Good Shepherd Senior Apartments opened in October of 2001 with 24-units. In October of 2004, a new wing was added to add 16 new apartments. In March 2008, 16 additional two bedroom apartments were opened. We now have 20 one-bedroom and 36 two-bedroom apartments.



Good Shepherd Senior Apartments are located at 3304 14th Street just south of Dove Healthcare Center on Eau Claire’s West Side. Only five minutes from area churches, two minutes from Mega Foods an five minutes from I-94. Our primary goal is to provide Christian based affordable elderly housing on the West Side of Eau Claire. Large living spaces and security are essential to a pleasant place to live, yet Good Shepherd Apartments also strive to provide a sense of community and friendship to its residents through optional common meals and planned activities.

Provisions:
Above rent includes heat, electricity, water, sewer, garbage service, and laundering one batch of sheets and towels weekly if desired. Residents are responsible for telephone charges and for cable TV service. Yearly income limits to determine low income eligibility are $20,950 for one person and $23,950 for two persons. Good Shepherd Senior Apartments is a non-smoking apartment complex. There is no smoking on the grounds or in the facility.

Rental Information:
Seniors aged 55 and over who wish to rent an apartment must fill out a Reservation Agreement form and pay a Reservation Deposit of $300 for the particular apartment that they are interested in. This will hold the apartment for up to 30 days. Management may extend this holding period. The signing of the Reservation Deposit does not guarantee the rental of the apartment. The prospective tenant completes an application which management must approve. Once the application is approved, a lease will be prepared and signed. Leases run for a period of one year. Upon signing of the lease, the $300 Reservation Deposit will become the Security Deposit that is held until the tenant vacates the apartment. If the tenant has a pet, there is also a $500 Pet Deposit that will be collected at the time of the lease signing.

Meals:
On site noon meals ($6.00) are available every day of the week. A supper meal served at 5 pm ($4.00) is available Monday through Friday. Residents sign up a week in advance for meals and may take as many or as few meals as they wish.

Garage Facilities:
There are 23 indoor garage spaces and 4 outside garage spaces that can be rented on an as available basis for $35.00/month.

Transportation:
Our apartments are located on the bus line. We also have a Mini-bus that is used for seasonal outings and for arranged transportation to doctor’s appointments. There is a fee for using the bus for doctor’s appointments and we require at least a day’s advance notice.

Beauty/Barber Salon:
Karen Kirscht is our beautician. Her hours are 8 am-noon Wednesday-Friday and on Tuesdays by appointment. Karen is also able to come in after hours for special requests.

Laundry Facilities:
Two laundry rooms are available on the second floor and one on the first floor. Each laundry room has two washers and two dryers that are coin operated. The cost to wash is $1.00 per load and $.75 per load to dry.

Storage Facilities:
The above rent prices include the use of a storage cage with the exception of the medium one bedroom apartments. Those who rent one of these medium one bedroom apartments can rent a storage cage for $15/month if available. The storage cages are located throughout the building and the indoor garages. If a resident rents a garage space, every effort is made to give the resident the storage cage in front of the garage space. Other storage cages are located on the second and third floors.

Apartment Information:
Each apartment is equipped with its own gas forced air furnace and central air unit. Each resident has a thermostat in the living room that controls the heating and cooling for his/her individual apartment. There are medical pull cords located in each bathroom and each bedroom of every apartment to be used in case of an emergency. Once these pull cords are pulled, EMTs will arrive at the resident’s door within 5-6 minutes. All apartment light bulbs and batteries for the smoke detectors and thermostats are maintained by management. Each kitchen has a stove and refrigerator. Dishwashers are optional. All kitchen appliances are maintained by management. Well behaved pets are allowed.

Special Rooms:
Bertlesen Hall is a large “gathering room” for resident parties, concerts, and church services. This is also where the library is located. For large family gatherings, residents may use this room by simply reserving it in advance. Near Bertelsen Hall are the Craft and Exercise Rooms. The Guest Room on the third floor is similar to a hotel room. For a fee of $40 per night, residents’ out of town family members may reserve and use this room while visiting.

Activities:
Weekly church service, bingo, 500 card game nights, Movie night, Bible study, Coffee hour, Dominoes and Skip-bo nights, and Story time are among some of our activities.
